Leak Detection Dungannon
Property was an old farmhouse which has been renovated and extended.
On walking into the property on my initial observation there was signs of cracked floor tiles throughout the kitchen and hall way. The lady of the house directed me to the hallway between the kitchen and front of the house where there was signs of damp and a tile lifted ,as in the pictures below.
We have begun the survey by removing the casing in the hallway to reveal the pipes which run to the first floor level.
We then started an acoustic test on the pipes to check for any leaks. The mains pipe was showing signs of water escaping. I tested the floor but it was not showing any significant noise. I then tested the mains pipe higher up which gave me a higher reading indicating water escaping further up the line.
The mains pipe was showing condensation, a sign of constant running water.
I then took the survey upstairs to the storage tank which I noticed was constantly filling and had signs of over flowing on it.
I isolated the storage tank and another acoustic test confirmed this is where the water was escaping.
I then turn the water back on and investigated the overflow and traced it outside where I noticed it was running constantly into a drain.
The survey now continued inside. I then dug a track in the floor along the wall with the damp to confirm whether the damp was from a leak or if it was condensation from the cold mains pipe constantly running.
Digging up the floor revealed the sub floor was dry and when pulling back the insulation on the pipe revealed it was saturated with condensation.
Conclusion
We have carried out a full leak detection survey at the property. An acoustic survey and observations have concluded to me that the damp is coming from condensation on the mains pipe running down inside the insulation and under the floor. The condensation on the pipe has been caused by a faulty ball valve in.
