Initial Observations:
I was called to the property as there was signs of damp after a previous leak that had been fixed.
On my initial visual inspection I noticed damp rising up the right hand corner wall and the hotpress wall of the bathroom, with the adjacent wall in the kitchen with the same about of damp up the walls, as in the pictures.
We have begun the survey by looking at pipework in the kitchen which look like they have been altered as in picture below. This is where I started my acoustic survey and the pipe coming out of the ground with the stop end on it was already giving me a high reading.
Using the acoustic equipment we traced the pipe across the floor to the left of the picture toward the bathroom where the readings were getting higher.
We then moved the survey into the bathroom and found 2 spots with very high readings which indicated 2 possible leaks under the tiled floor marked in the pictures.
The mains water was then turned off with the acoustic survey indicating the water getting away and confirming the mains pipe was leaking. On inspection of the hotpress I could see the mains pipe which had been tee’d into and heading in the direction of the leaks toward the kitchen so I isolated it with a stop end and carried out another acoustic survey which confirmed the leak was on that pipe and was now isolated.
Once isolated ,all services to the bathroom were working except the shower which may have been tee’d off the suspect pipe and the client may have to look into re-routing that pipe.
We have carried out a full leak detection survey at the property. Leaks were traced to 2 locations under the bathroom floor and isolated so the services could be used. Theres quite a bit of moisture up the walls and contained under the tiled floor and would need some drying.
Reconnection to the mains pipe may have been the reason for a recurring leak.
