Leak detection Belfast

 

I was called to the property as there were signs of damp in their hallway. Initial visual inspection showed damp on the wall behind the radiator about 30cm up and 30cm wide, with signs of damp in between the floor tile grout in the hallway as in pictures.

We have begun the survey by using the acoustic surveying equipment on the heating and domestic water pipes with no signs of any substantial leaks. Our acoustic device was showing a reading of ‘0’ as in picture.

We then moved the survey into the roof space to check the storage tanks to see whether there were signs of the tanks filling up. No signs of the tanks filling up.

We then made a visual inspection around the heating system and found a small leak at the kitchen radiator valve, which I repaired.

We have carried out a full leak detection survey at the property. The survey has concluded that if there is a leak it is very minor and likely a fitting under the floor at the hall radiator.

As the tenant was concerned about her tiled floor and any upheaval in doing such works to remedy the leak, I recommended the application of a central heating system leak sealer which I administrated

I will now wait a week and call back to see if there is signs of the damp going away and drying up and indication that the leak has been fixed.
