The property is a large detached red bricked property.
We were called to the property by the client because of a leak coming through the ceiling into the kitchen, from the bathroom or the ensuite above.
On first walking into the property I observed a light fitting in the kitchen had been removed where the water was coming down, as in the picture.
My initial inspection took me into the bathroom above.
A visual inspection of the bathroom showed tiles loose and grouting coming away from the wall around the bath. A test was then carried out on the waste pipes to check for a leak on the waste pipes which showed up no leaks.
Further inspection of the bathroom turned up a leak from the mains supply to the WC, moisture readings on the floor were very high because of this.
I then done a visual inspection in the adjacent ensuite and there was sign of damp in behind the tiles and moisture readings confirmed this. All pipework was sound but there is signs of grout coming away which I can’t confirm whether it was caused by the leak in the adjacent bathroom.
The main living area had to be stripped out of furniture and carpet for further tests to find the leak as in the first pictures below. Further thermal image, acoustic ,moisture and tracer gas tests were carried out revealing the leak to be over by the doorway or fireplace in the room. Due to the damp proof course and very hard concrete floor we had to excavate a couple of areas to reveal the leak as in the next 2 pictures.
A Visual and a moisture survey has concluded that there is a leak from the mains supply to the wc in the main bathroom.
