The Problem: Unexplained Damp Inside a Cupboard
A homeowner in Dundonald contacted B Keenan Heating and Plumbing after discovering signs of damp inside a cupboard while clearing it out.
Until the cupboard was emptied, the problem had largely remained hidden. With no obvious visible leak to explain where the moisture was coming from, the client needed professional leak detection to establish the source before the damp and water damage became more extensive.
Our Leak Detection Investigation
We carried out a targeted leak detection investigation, assessing the affected area and checking the property’s water supply and concealed pipework.
The position of the damp suggested that the source could be beneath the kitchen rather than within the cupboard itself.
Our investigation eventually traced the problem to the incoming mains water pipe beneath the kitchen floor.
Once the affected area had been identified, the kitchen floor was carefully opened to expose the pipework and confirm the fault.
A Malfunctioning Mains Water Pipe Fitting
The fitting on the mains water pipe had failed beneath the kitchen floor, allowing water to escape into the surrounding floor structure. Over time, the moisture travelled through the surrounding materials before becoming visible as damp inside the cupboard.
The Cause of the Hidden Water Leak
Once the pipework was exposed, we discovered that a fitting on the mains water pipe had malfunctioned beneath the kitchen floor.
The failed fitting was allowing water to escape below floor level. Because the pipework was completely concealed, the homeowner had no obvious indication of the actual location of the leak.
Water can travel beneath floors and through surrounding building materials before becoming visible elsewhere. This means the location of a damp patch is not necessarily the location of the leak itself.
The Solution: Targeted Access and Repair
Once the leak had been accurately located, we accessed the affected pipework and repaired the faulty connection.
The mains water supply was then tested to ensure the new connection was secure and that there was no further water escaping beneath the kitchen floor.
By identifying the location of the leak before opening the floor, we were able to concentrate the repair work on the affected area and minimise unnecessary disruption.
