The Problem: Heating System Losing Pressure
A homeowner in Bangor contacted B Keenan Heating and Plumbing after experiencing persistent pressure loss from their central heating system.
The system was requiring repeated topping up, but there were no obvious signs of water around the boiler, radiators or other visible sections of pipework.
When a sealed heating system repeatedly loses pressure, a concealed leak is one possible cause. The challenge is finding exactly where the water is escaping, particularly when much of the heating pipework is hidden beneath floors or behind fitted units.
Our Leak Detection Investigation
We carried out a targeted heating leak detection investigation to establish why the system was unable to maintain pressure.
After checking the accessible components of the heating system, our investigation led us towards concealed pipework running behind the client’s kitchen units.
The leak was not immediately visible because the affected pipe was hidden from normal view. By narrowing down the location of the fault, we were able to focus our investigation on the correct area rather than unnecessarily disturbing other parts of the property.
Small Heating Pipe Leak Hidden Behind the Kitchen
We found a small leak in a section of heating pipework concealed behind the fitted kitchen units. Although the leak itself was relatively small, it was enough to allow water to escape from the sealed heating circuit and cause the system pressure to continually drop.
The Cause of the Pressure Loss
The investigation confirmed that a small leak in the concealed heating pipework was responsible for the client’s pressure problem.
Even a very small leak can cause a sealed central heating system to gradually lose pressure. When the affected pipe is concealed behind kitchen units, beneath flooring or inside a wall, there may be little or no visible evidence of water escaping.
This is why repeatedly topping up a heating system does not address the underlying problem. If pressure continues to fall, the cause needs to be properly investigated.
The Solution: Locate, Access and Repair
Once we had traced the source of the pressure loss, we gained the necessary access to the pipework behind the kitchen units.
The leaking section of pipe was repaired before the heating system was refilled and tested.
We then checked that the system was holding pressure correctly and that there were no further signs of water escaping from the repaired section.
Accurate leak detection allowed us to concentrate the work on the affected area, helping to minimise unnecessary disruption to the client’s kitchen.
