THE PROPERTY.
The property is an old style detached residence with grey painted plastered walls.
CLIENT ISSUE.
We were called to the property by the client because of a suspected leak under the floor.
The property had a mixture of carpet,tile, vinyl and laminate flooring on suspended wooden floors on the ground floor level with signs of water damage rising up the walls.


Discoveries
My initial inspection took me into the hallway and living room areas where there was a strong smell of damp and I could feel damp in the carpets. There was signs of damp rising up the walls also.
Pulling back the carpet in the hallway revealed a lot of damp on the floorboards.
I then started an acoustic survey on the heating system in that area of the hallway, which was confirming a leak in the heating system.
I was able to locate the leak on a piece of 22mm copper under the hallway floor as in the pictures below. The third picture is the piece of pipe that was leaking
Conclusion
A Visual and an acoustic survey has concluded that there is a leak from the heating system.
