The Problem
A homeowner in Cultra contacted B Keenan Heating and Plumbing after discovering persistent damp in a bedroom and on adjoining internal walls. Despite attempts to dry the affected areas, the damp continued to return, leaving the homeowner concerned about potential structural damage and mould growth.

Leak Detection Investigation
We carried out a comprehensive leak detection survey, inspecting the property’s plumbing system, drainage, and visible pipework. As no obvious faults were found internally, our investigation expanded to concealed drainage and overflow pipework.
During our inspection, we discovered that the property had previously been extended. When the extension was built, the overflow pipe from the toilet cistern had not been extended through the new external wall as it should have been.
Instead, when the toilet overflow activated, water discharged directly into the cavity wall rather than safely outside the property.
The Cause: Toilet Overflow Discharging into the Cavity Wall
Our investigation confirmed that every time the toilet overflowed, water was running into the cavity wall. Over time, this water tracked down through the wall construction, eventually soaking the insulation, internal walls and the adjoining bedroom.
Because the water was hidden within the cavity, the source remained unnoticed for a considerable period, making professional leak detection essential in identifying the true cause.
This is an excellent example of how historic building alterations can unintentionally create hidden plumbing defects that only become apparent years later.
The Solution
Once the problem had been identified, we corrected the overflow arrangement by extending the pipework correctly to discharge safely outside the property.
After completing the repair, we carried out further inspections to ensure the overflow system operated correctly and that no additional hidden leaks were present. With the source eliminated, the property could begin the drying-out process before any cosmetic repairs were undertaken.
