THE PROPERTY.

The house is a detached bungalow, which has been extended.

COMMENTS.

Initial observation when walking into the property was the damp on the ceiling and wooden floors lifting.

The survey was started in the roof space and my initial observation was water dripping from the heating and expansion tank. Closer inspection showed a defective ball valve and the tank did not have an overflow pipe connected and water was just overflowing down the pipework down through the hotpress and under the subfloor.

CONCLUSION.

A Visual and an acoustic survey has concluded defective ball valve and an unconnected overflow were the cause of the leak.
